From the beginning, Kirk & Cobb has always been different. We hope our customers have thought that was a good thing. Kirk & Cobb is Topeka’s oldest Real Estate firm and have remained a local, family owned company over the last 60 plus years. Bob Kirk Comes Home
When Bob Kirk arrived home from serving on the front lines in World War II, he found himself the owner of a real estate company due to the untimely death of an uncle. Typical of Bob, instead of leaning on the reputation of his 51 year-old company, he renamed it to the Kirk name and started the clock over in 1947.

Professionalism
Through the years, Bob Kirk has become known as the epitome of professionalism, a leader in real estate education, and one of Topeka’s very finest appraisers. Under his mentoring, the brokers and associates of Kirk & Cobb have received more professional honors and been elected President of the Topeka Board of Realtors more than those of any other real estate company. In the over 60 years of business, no complaint has ever been filed with the Board of Realtors against any of our Realtors.

People
We have always been considered the leader in real estate training, and we believe we can lay claim to being the undisputed leader in pro-consumer business practices. In 1968 we became Topeka’s first company to require termite inspections in all our contracts. By the early 1970s, we were having our sellers disclose property defects in our listing agreements. Fifteen to 20 years later, that started becoming the industry norm.

Our associates were trained to pre-qualify buyers before showing homes by the mid 1970s. Real Estate agents from other companies thought this was unnecessary; however that has become the industry norm. In the meantime we experienced fewer sales “falling through” than our competitors.

Performance
For more than 20 years in a row, we have led the city in seller effectiveness; shortest market time, highest percent of asking price obtained, and highest percent of listed properties sold. While others promise, we perform.
